Every important decision deserves a clear place to begin.
Square One is the foundational philosophy behind my work. Before choosing an agent, signing an agreement, or making a major financial decision, we begin with the situation itself.
What is happening. What matters most. What options exist. What should happen next.
Before you commit to a property, a plan, or a professional direction, take time to understand what matters. My work is to organize, interpret, coordinate, and connect the input you are already receiving — not to replace the advisors you rely on.
Some clients come to me because a situation has become complicated. Others come because the decision is important enough that they do not want it to become complicated.
Most clients arrive along one of three paths.
Strategic Property Decisions
For clients evaluating a purchase, sale, investment, improvement, rental, relocation, ownership strategy, or significant property opportunity.
Private Client Advisory
For clients who value discretion, efficiency, independent judgment, continuity, and thoughtful coordination alongside professionals they already trust.
Property, Family & Shared Decisions
For inheritance, aging, separation, co-ownership, family property, changing households, differing priorities, or decisions involving several participants.
For decisions that deserve more than a transactional answer.
My clients are not defined by a particular property type, price point, or life circumstance. They are people who value informed judgment, thoughtful strategy, privacy, and a clear understanding of their options before making an important commitment.
Often responsible for more than one property
Already working with attorneys, accountants, advisors, agents, lenders, or contractors
Protective of their time and their privacy
Evaluating unique, distinctive, or significant properties
Looking for one experienced person to connect layered details
Inclined toward a carefully considered decision over a rushed transaction
Intent on avoiding preventable errors, poor sequencing, and fragmented advice
Concierge Support
Highly personalized coordination for clients who need more than recommendations alone.
This may include gathering information, organizing next steps, coordinating with selected professionals, preparing for important meetings or conversations, tracking key details, and helping maintain continuity throughout an extended property transition — offered discreetly, and structured around the client's time, privacy, and priorities.
Three ways to work together — each with its own purpose.
Consulting, brokerage, and mediation serve different purposes. At the beginning of an engagement, we will identify which role is appropriate.
Property Consulting & Advisory
Independent strategy for important property decisions — before, beyond, or sometimes separate from a transaction.
- Strategic advice for one client or one aligned client group
- Property decision analysis; purchase or sale strategy
- Sell, hold, rent, improve, or reposition analysis
- Independent proposal or plan review
- Preparation for conversations and negotiations
- Coordination with your existing professionals
- Written decision mapping and ongoing private advisory
Consulting is client-centered. When I am retained to advise one client's interests and priorities, that engagement is advisory — not neutral mediation.
Real Estate Brokerage
Licensed real estate representation when a client is ready to enter a transaction and brokerage is the appropriate service.
- Licensed representation, marketing, negotiation, offers, and transaction-related services
- Requires a separate written representation agreement
- Separate from consulting and separate from neutral mediation
- Offered selectively, when it is genuinely the right next step
Brokerage is a respected professional pathway. It is offered when it fits the decision — not as the default answer to every situation.
Mediation & Neutral Facilitation
A structured, impartial process for co-owners, families, and other participants working toward a shared property decision or voluntary resolution.
- Siblings deciding what to do with inherited property
- Co-owners considering sale, retention, management, or buyout options
- Separating parties addressing the practical property process
- Family members coordinating an aging parent's property transition
- Several individuals holding different views about a shared property
- Participants who want structured communication and a voluntary path forward
In mediation I remain neutral and impartial. I do not represent one participant against another, and I do not impose an outcome — participants retain control of their decisions.
One Defined Role
In the same matter, Cassie serves in one clearly defined role: consultant, real estate broker, or neutral mediator and facilitator.
Mediation and neutral facilitation do not include legal representation or individual legal, tax, financial, appraisal, or accounting advice. Participants are encouraged to obtain advice from their own qualified professionals. Scope, process, confidentiality expectations, and limitations are addressed in a separate written mediation agreement.
An organized understanding of the decision in front of you.
You leave with the available paths, the questions that still need answers, and a practical plan for what happens next.
- 01A structured private consultation
- 02Review of relevant background information
- 03Identification of priorities, risks, opportunities, and unanswered questions
- 04Comparison of possible paths
- 05A written decision summary or strategy map
- 06Recommended sequencing of next steps
- 07Questions to take to your other professionals
- 08Referral or coordination recommendations
- 09A defined follow-up period
Engagements vary in scope. Consulting does not include legal, tax, accounting, financial, appraisal, inspection, or engineering services, and no particular outcome is promised. Mediation follows a separate process and does not guarantee that participants will reach an agreement.
