What Happens Before a Transaction Begins

Most traditional real estate services begin once someone has already decided to buy or sell.

But some of the most important work happens before that decision is made.

Before a property reaches the market, there may be questions about ownership, repairs, timing, value, taxes, family expectations, tenants, financing, personal belongings, relocation, or whether selling is even the right choice.

There may also be several professionals offering advice—each viewing the situation through the lens of the service they provide.

An agent may see a listing.

A contractor may see a renovation.

A property manager may see a rental.

An attorney may identify a legal issue.

Each perspective may be useful, but someone still has to step back and look at the whole picture.

That is the work before the transaction.

It involves understanding what is happening now, identifying the actual decision, gathering the missing information, comparing the available options, and putting the next steps in the right order.

Sometimes the outcome is a traditional sale.

Sometimes it is a rental, a private arrangement, a delayed decision, a referral, or a completely different path.

Strategy should come before momentum.

Because once a transaction begins, it can become easy to keep moving simply because the process is already underway.

The goal is not just to move forward.

It is to understand why you are moving—and whether the direction truly supports what matters most.
